Common questions

How long does it take to sell a home in the St. Albert area?
It depends on price, condition and season, but well-prepared homes priced to the current market typically see meaningful activity within the first two to three weeks. At our first meeting I'll give you a realistic range for your specific home rather than an average.
Do I need to be pre-approved before we start looking?
Not to have a first conversation — but yes, before we start booking showings. Pre-qualification tells us your real budget and makes your offer far stronger. If you don't have a lender, I can point you to a few good local ones.
What is my home worth right now?
Online estimators are guesses. A proper evaluation looks at recent comparable sales, what's currently competing with you and the condition of your home. It's free and there's no obligation to list.
What upfront costs should I plan for in Alberta?
Beyond the down payment, plan for a deposit, home inspection, legal fees and title registration, plus adjustments on possession. Alberta has no land transfer tax, which helps. We'll map your exact numbers before you write an offer.
Do you work with first-time buyers?
Constantly, and happily. If owning a home feels out of reach, that's exactly the conversation I want to have. It's often more possible than people think.
What does it cost to work with you as a buyer?
In most residential transactions the seller's side covers the buyer agent's commission, which is set out in writing before we start. Everything is explained up front — no surprises.
